An Inside Look: Pete Amaya’s Journey with Guardian Mortgage and New Home Construction in Prosper
daltxrealestate.com: Pete, as one of the newest loan officers at Guardian Mortgage Company, let’s start with an easy question. How are you settling in and liking your new role here?
Pete Amaya: I love it here at Guardian Mortgage! The transition into my new role has been incredibly smooth, and I couldn’t feel more positive about this change. From day one, everyone on the team has gone above and beyond to make me feel like a valued member, offering invaluable support and making insightful suggestions that have already begun to elevate my business. The robust training programs and continuous support Guardian Mortgage provides are truly exceptional, equipping me with advanced tools and knowledge to serve my clients even better. I’m genuinely excited about the future here and the immense opportunities for professional growth within such a supportive and forward-thinking company.
daltxrealestate.com: While you might be new to Guardian, you’re certainly not new to the broader mortgage industry. Could you share a bit about your extensive history and experience as a mortgage professional?
Pete Amaya: Indeed, I’ve dedicated the past 12 years of my career to the dynamic world of the mortgage industry. My journey began as a loan officer assistant at a small brokerage, and it was there that I first discovered my profound passion for this field. I quickly realized the immense satisfaction that comes from helping individuals and families achieve their dreams of homeownership. The majority of my experience was honed within a consumer direct call center environment, where I originated loans across all 50 states. This unique exposure allowed me to gain a vast and diverse industry knowledge, tackling everything from conventional loans to FHA, VA, and USDA programs, each with its specific state regulations and client needs. This comprehensive experience is a significant asset my customers benefit from to this day. I firmly believe that no two loan scenarios are identical, and I take immense pride in my ability to analyze complex situations and find tailored, innovative solutions for every client who crosses my path. A testament to this dedication is my large base of repeat customers and referrals; it’s always incredibly rewarding to hear how I’ve successfully assisted them or their family members in the past, building long-lasting relationships based on trust and results.
daltxrealestate.com: It sounds like you’re not just professionally involved in housing, but currently, you’re personally immersed in it too! We hear you’re in the exciting process of building your dream house in Prosper. Is that correct?
Pete Amaya: Yes, that’s absolutely right! My family and I are currently embarking on the thrilling adventure of building a new home in the vibrant community of Prosper, Texas. As our family continues to grow, our previous house no longer perfectly fit our evolving needs, prompting us to seek a space that could accommodate our future. It’s been an incredibly unique and enlightening experience to be on the other end of the origination process. Typically, I’m the one guiding and helping other people achieve their homeownership dreams, so to be the homebuyer myself provides a valuable, firsthand perspective. We frequently drive out to the property to witness the progress being made, and it’s truly astonishing how quickly they can construct a structure designed to stand strong for a century or more. Like any homebuyer, we’re a mix of excitement, anticipation, and a touch of nervousness. What I’m most eager to share with my future clients is my personal experience with Guardian Mortgage throughout this process, as they are the lender for our new home. This direct, personal connection to Guardian’s service will allow me to speak with even greater authenticity and empathy.

daltxrealestate.com: That’s fantastic! What ultimately led you to decide on building from the ground up, rather than choosing from the existing inventory of homes available in the current market?
Pete Amaya: It was definitely a hard decision, one that involved a lot of careful consideration and research. We thoroughly explored numerous existing homes in the area, but we consistently encountered a significant challenge: a persistent shortage of suitable homes on the market. When we did find properties we liked, the intense competition meant multiple offers were pushing sales prices well beyond our comfortable range. Having built our last home, and given the prevailing market conditions combined with the issues we faced with existing inventory, we concluded that building again would be a more strategic and ultimately satisfying choice. Building a new home also provides the unparalleled advantage of customization. It allows us to meticulously select the features and elements that are most important to our family’s unique lifestyle and long-term needs. For my wife, a spacious, oversized laundry room was a non-negotiable priority, offering both functionality and comfort. For me, the focus was squarely on a large yard, ideal for outdoor activities and my gardening hobby, and a three-car garage, providing ample space for vehicles and storage. Beyond customization, new construction homes typically come with a significantly better and often longer home warranty compared to what an existing home could offer. Knowing we plan to establish deep roots and stay in our next home for the long haul, we decided it was imperative that it be precisely what we wanted – a perfect reflection of our aspirations and a foundation for our family’s prosperous future.
daltxrealestate.com: Beyond the essential layout, are there any particularly cool or unique features and elements in your new home that you and your family are especially excited about?
Pete Amaya: Absolutely! I am personally most thrilled about the generous quarter-acre lot our new home is situated on. I genuinely enjoy spending time outdoors, particularly working on the yard, and I take immense pride in maintaining it. You could say it’s more than just a chore; it’s a cherished hobby that I happen to be quite good at. In our previous neighborhood, I even won “Yard of the Month” multiple times, a testament to my dedication! I even own a professional-grade mower that allows me to cut the grass short enough for putting. Perhaps a small putting green in the backyard is in our near future at the new house – just don’t tell my wife! (CD: We can definitely keep that a secret, ha!). Beyond personal enjoyment, being outdoors also provides wonderful opportunities to interact with and meet new neighbors, fostering a real sense of community and belonging right where we live. My son, on the other hand, is probably most excited about the practical benefit of being able to walk to school next year; he’ll be entering sixth grade, and his new school is conveniently within walking distance. As for my wife, while she’s truly looking forward to her oversized laundry room, if you were to ask her about the single most exciting feature, she would likely point to the dazzling chandelier destined for the master bathroom. It’s these personal touches that truly transform a house into a cherished home.
daltxrealestate.com: That sounds wonderful! Moving to the location itself, what specifically about Prosper stood out to you and your family? It’s certainly a booming area, with more and more people relocating there. What makes it so special?
Pete Amaya: My family and I have called Frisco home for the past decade, and during that time, we’ve witnessed its incredible, rapid growth firsthand. While Frisco has many merits, both my wife, who hails from a very small town in Oklahoma, and I, originally from Grand Prairie, truly cherish being outdoors and engaging in typical outdoor sports and activities. As Frisco’s rapid expansion reached such a massive scale, we found ourselves yearning for a return to a smaller-town atmosphere – a place that offered a bit more of a country feel and a noticeably slower pace of life. Prosper perfectly embodies this desire. We are certainly aware of Prosper’s potential for future growth, but for now, we are thoroughly looking forward to embracing the charming, small-town life it currently offers. Even though we aren’t officially residents of Prosper just yet, it’s already become a fun family game to spot how many “P” logos – representing Prosper – we can see on the back of cars. It’s a small, daily ritual that helps us feel like we’re already a part of the community. We’re genuinely looking forward to a prosperous future, both for our family and within this welcoming town.
