From Childhood Friends to Real Estate Innovators
The story of Olson and Hill Real Estate began not in a boardroom, but in the playgrounds of Amarillo, Texas. Jacy Olson and Carrie Hill’s friendship spans decades, originating in third grade and continuing through high school graduation. This enduring bond laid the groundwork for their professional partnership, which officially formed last summer, creating the now-recognizable Olson and Hill team. As Jacy fondly recalls, “In my mind, I can still see those two little brunettes playing at my house! That’s where we got our hashtag #2Brunettes!” Carrie adds a touch of playful nostalgia, reminiscing about their differing musical tastes in junior high – Clint Black for Jacy, New Kids on the Block for Carrie – underscoring their complementary personalities.
Deep Roots in Dallas: Homes, Styles, and Beloved Neighborhoods
Their personal lives deeply reflect their professional expertise, particularly when it comes to understanding Dallas neighborhoods. Jacy and her husband currently reside in a charming, contemporary house in University Terrace. While she appreciates its current appeal, her real estate dreams often wander towards a “kick-ass loft downtown,” hinting at her appreciation for modern urban living and diverse architectural styles.
Carrie, along with her husband Ted, lives in Lake Highlands, a community particularly close to her heart, being just four blocks from Ted’s childhood home. Their traditional home, updated since they acquired it from the original owner in 2007, speaks to a love for established neighborhoods and the character they offer. Yet, Carrie’s vision for her “real estate dream” home is a picturesque Prairie style residence, complete with a sprawling wrap-around porch and several acres – a scene straight out of a “Country Time Lemonade” commercial, embodying a desire for serene, spacious living.
When asked about their preferred Dallas neighborhoods, their answers showcase a broad and intimate knowledge of the city’s diverse landscape.
Jacy Olson: “I’m drawn to the natural beauty and unique charm of Forest Hills and White Rock Valley, especially areas like Eagle Trail, Deer Trail, and Goforth Circle. The free-roaming peacocks add an unparalleled, whimsical touch. I also have a deep affection for all the neighborhoods surrounding White Rock Lake, which offer stunning views and recreational opportunities. And of course, the vibrant cultural scene and historic architecture of North Oak Cliff neighborhoods, particularly Kessler Park, truly captivate me.”
Carrie Hill: “As a proud East Dallas girl, my heart belongs to Lake Highlands. It truly feels like a small town nestled within a big city. The sense of community is incredible – everyone knows everyone, no one is a stranger, and there’s an unwavering collective spirit, especially when cheering for our high school team. Go Wildcats!”
If the opportunity arose to move within Dallas, their ideal locations further illuminate their understanding of client preferences and market niches:
Jacy Olson: “My choice would be either right downtown, immersing myself in the city’s pulse, or directly on White Rock Lake, to fully embrace the tranquil waterfront lifestyle.”
Carrie Hill: “I’m absolutely obsessed with neighborhoods rich in history. Old East Dallas areas like Junius Heights, Swiss Avenue, and Munger Place fascinate me with their stories and preserved beauty. Similarly, I adore North Oak Cliff, especially Winnetka Heights and Kessler Park. It’s where I could finally realize my dream of having that grand porch!”
From Different Paths to Real Estate Stardom
Jacy and Carrie’s paths into real estate, while distinct, ultimately converged to form their successful partnership.
Jacy Olson: “Before diving into real estate, I spent what felt like an eternity in men’s apparel, selling to specialty stores across Texas and Virginia. While I enjoyed it, the constant travel became exhausting. I realized I wanted to plant roots and dedicate my energy to the city I love – Dallas. That decision led me to real estate, where I could connect with people and help them find their perfect place right here.”
Carrie Hill: “My journey into the business began in 2007, largely thanks to my incredible mother-in-law, Peggy Hill. She’s still an absolute rock star agent in East Dallas and Lake Highlands, and her mentorship and training during those first two years were invaluable. We started at Virginia Cook REALTORS, and Virginia herself remains one of my biggest idols. I aspire to rock red lipstick with her confidence and grace when I reach her age!”
Navigating the Market: Expertise and Client Care
Every real estate professional encounters challenges, and Jacy and Carrie openly share their “worst sales nightmare” experiences, highlighting the complexities they navigate for their clients.
Jacy Olson: “Two words: ‘delayed closing.’ There’s almost nothing more stressful than dealing with that, especially on the day before closing is scheduled. It tests everyone’s patience and problem-solving skills.”
Carrie Hill: “I honestly try not to dwell on my worst deal ever. Let’s just say there was a seller who was less than truthful about liens against his property, and unfortunately, the dishonesty didn’t end there. It was a challenging situation that underscored the importance of thorough due diligence and clear communication.”
However, these challenges are often overshadowed by the immense satisfaction derived from their “best sales,” which often have less to do with price point and everything to do with the client’s story and impact.
Carrie Hill: “For us, the true reward isn’t always about the transaction’s size, but the client’s narrative. One of my most cherished transactions involved an elderly woman who desperately needed my help selling her condo. Despite it being one of the lowest price points I’ve ever handled and not the most ‘desirable’ condo in Northeast Dallas, we secured a cash buyer and closed within a couple of weeks. I would visit her home before her 7 a.m. water aerobics class for signatures, and during those visits, she shared her entire life story with me. When we finally closed, she told me I had been a true blessing to her. There’s simply no greater reward in this profession than that heartfelt gratitude.”
Their efficiency in a competitive market is also notable. When asked about turning a house quickly, Carrie shared insights into Dallas’s fast-paced environment:
Carrie Hill: “Just like many agents experienced last summer, the market was moving at an incredible pace, leaving little time to breathe before multiple offers flooded in. Our fastest property to go under contract was within a couple of hours. As for closing, we managed to get one done in a remarkable 10 days.”
Reflecting on their success, Carrie provided figures for their previous year’s performance and their aspirations:
Carrie Hill: “We closed just under $5 million last year. While that might not seem astronomical in areas like the Park Cities, it’s a significant achievement for East Dallas! That volume represents quite a number of homes in the $200K-$300K range, which is a key segment here. This year, we’re ambitiously aiming to double that figure, at least.”
Jacy quickly added a crucial perspective to their focus:
Jacy Olson: “Beyond the numbers, the most important aspect of our business is the service we provide to our clients. We live by the motto that we never want to grow so large that we can’t genuinely get to know each and every one of our clients. Our priority is ensuring they know we care deeply about them and have their best interests at heart, always putting their needs before our paycheck.”
The “Secret Sauce” to Marketing Success
In a crowded market, effective marketing is paramount, and Olson & Hill have developed a distinctive approach.
Carrie Hill: “Our fundamental rule is to never ‘cookie-cut’ our business or our marketing strategies. We understand that every client is unique, and each property demands a tailored approach. You can always expect a fresh, innovative perspective in everything we do, and that applies directly to how we market a property. We are constantly striving to anticipate trends and incorporate what’s new and different to make our listings stand out.”
Jacy Olson: “It’s also essential to mention that we have an absolutely awesome and amazing powerhouse marketing guru at Nathan Grace. She truly makes us look ‘OH’ so good! If we have a vision for a marketing piece, she takes our concept and transforms it into a stunning reality. I’d love to share her name, but then our ‘secret sauce’ wouldn’t be so secret anymore!”
Beyond the Deal: Personal Reflections and Future Dreams
When prompted about potential career changes, their responses offered a glimpse into their long-term commitment and humorous outlook.
Jacy Olson: “Hmm, I truly don’t plan on changing careers again. Real estate in Dallas is where I’m meant to be.”
Carrie Hill: “Ha! This IS my encore career! I have a fantastic group of real estate friends – Christina Dewbre at Republic Title, Heath Schneider at AssociaTitle, and Micky Carr at David Griffin – and we often joke over drinks about what we’ll be like in 50 years in real estate. They are quite convinced I’ll be the seasoned lady at the MLS meeting, playfully tormenting all the ‘young whipper-snappers’ and recounting tales of the Great Recession with great dramatic flair.”
Their aspirations for second homes reflect a blend of luxury and natural beauty:
Jacy Olson: “St. Barts. Enough said. One day, that will be my retreat.”
Carrie Hill: “My husband’s family has a timeshare in Park City, Utah, and our ultimate dream is to own a mountainside home there. The idea of skiing in the winter and enjoying those gorgeous, mild summers… what’s not to love? And Candy, you’re absolutely welcome anytime!”
Finally, a fun fact about each other, revealing the depth of their friendship:
Jacy Olson: “Carrie has an undeniable, almost obsessive love for 70s soft rock. Her office soundtrack often feels like a constant elevator ride, but it’s part of her charm!”
Carrie Hill: “Jacy has a very entertaining alter ego named Jacque. Take us out for drinks, and we’ll be more than happy to share all the hilarious details about that one!”
Jacy Olson and Carrie Hill are not just selling homes; they are building relationships, nurturing communities, and bringing a fresh, personable approach to the Dallas real estate scene. Their journey from best friends to business partners is a testament to their dedication, vibrant personalities, and unwavering commitment to their clients.
