For decades, I’ve admired this magnificent 1927 Hollywood Heights Tudor from afar, a cherished landmark on my daily dog walks, spanning countless years and generations of furry companions. Its classic architecture and undeniable curb appeal always hinted at a rich history within. Yet, I never imagined the magic that lay behind its historic facade until Carol Gantt, Dallas’s preeminent construction consultant and designer for heritage homes, reached out a few years ago. She revealed her latest ambitious project: this very house. Eager with anticipation, I raced down the street to witness the initial stages of what I instinctively knew would become something truly extraordinary, even amidst the organised chaos of construction.

Carol Gantt: The Visionary Behind Dallas’s Historic Home Transformations

Carol Gantt is unequivocally the most sought-after expert in Dallas when it comes to the intricate art of restoring and renovating historic properties. Her reputation as a construction consultant and designer is built on a deep understanding and profound respect for architectural heritage. What sets Gantt apart is her unparalleled ability to navigate the often complex and stringent regulations of conservation districts. She possesses a unique talent for breathing new life into these beautiful old homes, seamlessly integrating modern amenities and clever solutions to daunting architectural challenges, all while preserving their original character and charm with consummate grace and precision.

Undertaking a renovation within a conservation district is no small feat; the challenges are often tenfold, demanding meticulous planning and creative problem-solving. However, the owners of this remarkable Tudor, Chuck and Sandy Hintze, proved to be the ideal clients. Their vision was clear: they sought a home that had not yet been subjected to prior remodels, desiring a blank canvas upon which to imprint their unique style. They were unafraid of a comprehensive “gut and redo,” embracing the opportunity to completely reimagine the interior while honoring the home’s historic roots.

A Partnership Forged in Passion: The Hintzes’ Vision

“All it needed was love,” Sandy Hintze remarked, perfectly encapsulating their affectionate approach to the project. This sentiment became the guiding principle for a renovation that would transform a neglected beauty into a cherished family home, rich with personality and history.

Carol Gantt elaborated on the intricate nature of the project: “Working in a conservation district is more like solving a complex puzzle. This house presented particular challenges because of its prominent corner location, which introduced an entirely separate set of codes and regulations specific to corner properties.” The designation of the corner as a “front facade” meant that its architectural integrity had to remain untouched. This stricture imposed significant limitations, prohibiting any alterations to the primary front, the side facing the street, and even the first 25 feet on the opposite side of the house. Moreover, Gantt was tasked with an ambitious undertaking: transforming a cramped, unused attic space into a fully functional second floor, complete with two spacious bedrooms, a dedicated home office, and a modern bathroom – all while adhering to severe external modification restrictions.

Overcoming Architectural Puzzles: From Attic to Elegant Second Story

The attic conversion presented perhaps the most significant structural and regulatory hurdles. “There was only one specific area where I could strategically raise the roof – on the far back of the neighbors’ side, away from the street-facing facades,” Gantt explained. This limited footprint demanded extraordinary ingenuity. “Figuring out how to efficiently cool and heat that newly created upper level was another considerable challenge, compounded by strict city regulations concerning ceiling height and the degree to which a ceiling could be vaulted. It became a profound mathematical problem. There’s a mandatory percentage of the floor area that must achieve a minimum height of seven feet. Calculating these percentages and ensuring compliance was incredibly complex and precise work.” This meticulous planning ensured that the new second floor felt spacious and integrated, rather than an afterthought, a testament to Gantt’s expertise in spatial design and regulatory navigation.

The kitchen, a vital hub of any modern home, posed another unique set of design constraints. With its windows positioned directly on the street-facing side, any external alterations were strictly forbidden. This meant the kitchen sink had to remain in its original location, directly in front of the window. “We ingeniously designed the cabinetry around the sink to resemble a beautiful piece of bespoke furniture,” Gantt revealed. “This ensured that from the street, one would not see the unattractive back of a cabinet, preserving the home’s elegant exterior aesthetic while maintaining optimal functionality within.” This innovative approach perfectly illustrates the delicate balance required when modernising a historic home within stringent guidelines.

Blair’s philosophy perfectly aligned with the Hintzes’ vision. “The overarching concept for this house was to create a space that felt truly custom, authentically collected, and uniquely reflective of Chuck and Sandy’s personalities,” Blair explained. “We invested considerable time in understanding their individual styles, preferences, and daily routines. This deep dive allowed us to ensure that every single element, from major furnishings to the smallest accents, possessed a distinctive quality – unique detailing, subtle imperfections, and an intentional ‘mismatch’ that conveys a sense of history and evolution.”

A prime example of this “collected” approach can be seen in the choice of lighting fixtures, particularly the island pendants in the kitchen. Rather than opting for a uniform set, Sandy found herself drawn to several different selections. Embracing this preference, the design team leaned into the idea, installing all of Sandy’s chosen pendants, creating an eclectic yet cohesive display that eschews monotonous uniformity in favour of captivating individuality. This bold choice speaks volumes about the home’s character and the owners’ readiness to defy conventional design norms.

This nuanced approach adds layers of depth and authenticity to the entire renovation.
