daltxrealestate.com: Tony, let’s start with your roots. Where are you originally from?

Tony Nuncio: I am a proud native of Dallas, born and raised right here in East Dallas. My formative years were spent in this vibrant community, and I have many fond memories. I graduated from Bryan Adams High School in 1980 – Go Cougars! The spirit and camaraderie of growing up in East Dallas, attending local schools, and being part of such a close-knit community truly shaped my perspective and deepened my connection to this amazing city.

CD: Your path into real estate is certainly interesting. What led you to pursue a career as a Realtor?

TN: Prior to real estate, I had a long career in the telecommunications industry. While it was a valuable experience, it also came with its share of corporate restructuring and what we euphemistically called “downsizing” exercises. After enduring one too many of those, I recognized the crucial need for a “Plan B” – a career that offered more stability, independence, and personal fulfillment. Interestingly, ever since I can remember, I’ve had a profound enjoyment for looking at homes. I would eagerly attend every “tour of homes” in the Dallas area, fascinated by architecture, design, and the unique stories each property told. This innate passion made real estate a natural progression. I decided to fully commit, taking the necessary real estate courses during the summer and early fall of 2003, and proudly earned my license by October of that year. I began my journey part-time at Dallas City Center REALTORS, which, at the time, was affiliated with Keller Williams. The real leap came in April 2007, when I made the full transition to real estate after accepting a beneficial separation package from my corporate job. This allowed me to dedicate 100% of my energy and focus to my new calling, a decision I’ve never regretted.

CD: We’ve had the pleasure of featuring so many of your incredible listings, consistently showcasing properties that stand out. We’re truly eager to understand your strategies for marketing homes effectively. How do you manage to stay so sharp and successful, especially in a market that often presents considerable challenges?

TN: I believe the absolute key to thriving in today’s real estate landscape is a dual approach: aggressively leveraging the internet and social media, while simultaneously adhering to the tried-and-true “old school basics.” For digital marketing, this means creating high-quality, engaging content across various platforms. We utilize professional photography and videography, including compelling home tours on YouTube, to showcase properties in their best light. Social media allows for targeted advertising, reaching specific demographics and potential buyers who are actively searching in certain areas or price ranges. However, it’s equally crucial not to abandon traditional methods. Networking with other brokers and agents is paramount; it fosters collaboration, expands our reach through word-of-mouth, and often leads to exclusive “hip pocket” listings. Hosting well-organized open houses and actively participating in MLS tours remain incredibly effective ways to generate interest and allow potential buyers to experience a property firsthand. Additionally, I’m a big believer in the power of direct mail – specifically, well-designed “just listed” and “just sold” postcards. These localized mailers, often developed with in-house graphics, serve as tangible reminders of market activity and my consistent success in a particular neighborhood. It’s this balanced, comprehensive strategy that helps me stay ahead and deliver exceptional results for my clients, even in the most challenging markets.

CD: On a more personal note, where in Dallas do you call home?

TN: My partner of 18 years and I are proud residents of the North Oak Cliff area of Dallas. We’ve been living here for over 15 years, and it truly feels like home. The community here is special, offering a unique blend of history, culture, and vibrant neighborhood life that we deeply appreciate.

CD: And you drive a… let me guess, a Range Rover? That seems to be a popular choice among successful Dallas realtors!

TN: Haha, a good guess, but no! I actually drive a 2013 AUDI Q5 SUV. It’s a fantastic vehicle, very reliable and comfortable, perfect for navigating the diverse neighborhoods of Dallas and getting to all my appointments efficiently.

CD: Dallas is a city of distinct neighborhoods. What’s your favorite ‘hood in Dallas, and what makes it special to you?

TN: That’s a tough question, as Dallas offers so many incredible areas, but I do have several favorites. However, if I had to pick one, I think my most cherished area is definitely North Oak Cliff. What truly captivates me is the extraordinary variety of architectural styles found here. You can find everything from charming Craftsman bungalows and elegant Tudor homes to classic ranch houses, striking mid-century modern designs, quaint stone cottages, and cutting-edge modern residences. This architectural diversity is simply wonderful and offers something for every taste. Beyond the homes, the natural topography of North Oak Cliff is breathtaking. The rolling hills, serene creeks, and magnificent towering trees, particularly in the Kessler Park area and stretching south towards Ledbetter and Loop 12, create an environment that often makes you forget you’re even in Texas. It’s a truly picturesque setting.

Lake Cliff Park, nestled in North Oak Cliff, is a beautiful and intimate urban oasis, perfect for leisurely walks or invigorating bike rides along its scenic trails. And, of course, the vibrant Bishop Arts District is the heartbeat of the community, brimming with an eclectic mix of local restaurants, unique retail shops, and charming art and furniture galleries. It’s a cultural hub where creativity flourishes. Now, don’t get me wrong, I also deeply appreciate areas like Lakewood, East Dallas, and White Rock Lake. These neighborhoods boast many of the same desirable housing choices and share similar beautiful topographies with Oak Cliff. Yet, for me, the defining characteristic that truly sets North Oak Cliff apart from Lakewood is its unparalleled “eclectic” and “cultural” mix of residents, local businesses, and diverse retail options. There’s a tangible sense of community and a unique vibe that makes North Oak Cliff truly exceptional and a place I’m proud to call home and specialize in for my real estate clients.

CD: Looking back at your impressive career, what was your best or highest sale to date?

TN: To date, my largest single sale was a fantastic property in the highly desirable Lakewood area, which closed at an impressive $750,000. It was a significant transaction and a testament to the value and appeal of homes in that particular part of Dallas, reflecting strong market demand and careful client representation.

CD: On the flip side, what would you consider your most challenging or memorable transaction, and how did you navigate it?

TN: Without a doubt, my most challenging transaction involved a buyer of mine who was purchasing a truly beautiful home facing the golf course in Farmers Branch. The sale was progressing incredibly smoothly, everything was on track, until literally the day before closing. That’s when we received the shocking news that the lender stated the IRS was unable to provide the necessary tax transcripts for my client. This was due to an unforeseen system “glitch” compounded by other extenuating circumstances. It was a crisis, throwing a significant wrench into the closing process. For two agonizing weeks, my client diligently visited several IRS offices across the Dallas area, attempting to secure the transcripts in person. It was a frustrating and stressful period for everyone involved. Finally, after persistent efforts and exhaustive communication, the lender agreed to accept and use the previous two years of tax transcripts to complete the sale. This experience profoundly highlighted the critical importance of perseverance, adaptability, and unwavering advocacy for your client when unexpected obstacles arise, even at the eleventh hour.

CD: Could you share with us the most interesting or unexpected thing that has happened to you while working with a client?

TN: Oh, I have a story that still makes me laugh, even though it was incredibly embarrassing at the time! I was showing a home in the Lakewood area with my buyers. We arrived, and the owner was still at the house, specifically in the kitchen. He very politely told us to go ahead and look around, as he wasn’t quite ready to leave yet. So, my buyers and I proceeded through the house. As we walked into the master bedroom, I confidently reached for what I absolutely thought was the door to the closet, intending to show them the storage space. Unfortunately, it was, in fact, the door to the master bathroom, and the owner’s wife was inside, completely exposed from the waist up! The reaction was instantaneous and universal: I screamed, she screamed, and my buyers screamed! It was a moment of pure, unadulterated mortification for all of us involved. We were all incredibly embarrassed, but once the initial shock wore off and we collected ourselves, it became genuinely hilarious. We all shared a good laugh about it afterward, and it’s certainly a story that has stuck with me as a vivid reminder that anything can happen in real estate!

CD: That’s quite a memorable experience! Shifting gears, how quickly have you been able to turn a house around, from listing to sale?

TN: In the last couple of years, I’ve had the great fortune of selling several homes remarkably quickly. A number of properties have been sold even before they officially hit the Multiple Listing Service (MLS). This often happens through our extensive network of agents and active buyers, utilizing what we call “hip pockets” or off-market listings. These are properties that are quietly marketed to a select group of potential buyers before a full public launch. This strategy allows for an incredibly swift and efficient transaction, often benefiting both the seller, who gets a quick sale, and the buyer, who gains access to exclusive properties. It truly speaks to the power of strong professional relationships and a deep understanding of market demand.

CD: Your productivity is clearly very high. How much did you sell last year, specifically in 2013?

TN: In 2013, I closed an impressive 58 transactions. It was a very busy and successful year, and I absolutely could not have achieved that volume without the invaluable help and dedicated support of my assistant and sister, Monica Bissell. Her organizational skills, attention to detail, and tireless work ethic were instrumental in managing the complexities of so many concurrent deals, allowing me to focus on client relationships and strategic negotiations.

CD: With such extensive experience, what words of wisdom do you frequently share with your clients, both buyers and sellers?

TN: I always make it a point to remind all my clients, whether they are buying or selling, that real estate transactions are fundamentally a process. It’s rarely a perfectly straight line from start to finish. We are highly likely to encounter bumps, curves, or unforeseen obstacles along the way. My crucial message is that these challenges are not insurmountable; instead, our focus must be on identifying and resolving these obstacles collaboratively, and then steadfastly moving forward towards our goal. To help manage expectations and keep everyone informed, I also make it a practice to consistently provide them with clear “next steps” throughout the entire process. This approach ensures they understand what to expect at each stage, feels empowered and informed, and ultimately fosters a smoother, less stressful experience for everyone involved, reinforcing trust and confidence in our partnership.

CD: If you were to embark on an entirely different career for an encore, what would it be?

TN: If I ever decided to hang up my realtor hat for an encore career, I might just open my own restaurant. It would definitely feature fried chicken, because, believe it or not, my fried chicken is quite famous among my friends and family for its incredible flavor and unmatched juiciness! It’s a secret recipe that brings a lot of joy, and I think a restaurant focused on that culinary delight would be a fun and satisfying venture.

CD: Do you currently own a second home? If so, where is it located?

TN: At this particular time, I do not have a second home. However, it’s certainly something I aspire to. I would absolutely love to own a property in the charming Cape Cod area. The historic architecture, beautiful coastal landscapes, and serene environment there deeply appeal to me as an ideal getaway or future retreat.
