An Exclusive Conversation with Stacey Warnix: Preparing for the Hollywood Santa Monica Home Tour

daltxrealestate.com: Stacey, your home is a true masterpiece of renovation. What have you been doing to prepare for the much-anticipated Hollywood Santa Monica Home Tour?
Stacey Warnix: Gosh, sometimes I find myself wondering what I’m *not* doing—that list might actually be shorter! The past year, a significant portion of my attention was dedicated to the ambitious addition of a second story and extensive structural renovations, a monumental undertaking that transformed the very essence of this home. Now, the focus has shifted to the intricate tapestry of little details that truly bring a space to life. I’m currently immersed in completing various “touch-ups” throughout the house and meticulously refining the landscaping in the yard. Beyond that, I’m diligently refinishing and reupholstering several pieces of furniture that have been patiently awaiting their turn on my extensive to-do list. I’ve always been afflicted with a strong creative bent, which means I can’t recall a single time I haven’t had a project in progress somewhere in my home! It’s an ongoing labor of love, ensuring every element is perfect for the tour.

Blending Eras: Stacey Warnix’s Philosophy on Historic Interior Design
CD: Your home masterfully balances historic charm with modern comfort. What are some of your favorite design elements within your home, and what significance do they hold for you?
SW: My core philosophy revolves around valuing the unique architectural aesthetic that conservation and historic districts strive to preserve. However, for me, preservation extends far beyond merely saving the exterior shell of a structure. It’s about ingeniously finding ways to embrace and highlight the original elements found inside the home, seamlessly integrating them into our contemporary lifestyles and evolving design preferences. I absolutely adore that there is something architecturally unique and captivating in virtually every corner of my home. From the exquisite Art Deco stained glass window that casts vibrant hues across the floor and the majestic original crystal chandelier, complemented by its coordinating slip-shade sconces in the living room, to the enduring beauty of the old glazed plaster, and the graceful cove and barrel ceilings that sweep throughout the entire residence, and even a charmingly abandoned telephone niche—each detail serves as a gentle, evocative reminder of times gone by, connecting us to the past.
Despite all the incredible conveniences and innovations that our modern lifestyles afford us, even the most skilled custom builders rarely achieve the handcrafted standards and intricate detailing that defined construction in previous eras. It was an arduous but ultimately rewarding struggle to carefully select subcontractors and artisans who possessed the rare skill and sensitivity to execute my additions in a manner that felt both authentic and congruent to the original space, all while lending a lightened, brightened aesthetic that feels distinctly current. I invested an immense amount of time meticulously sourcing complementary, vintage-style materials and custom-designing a stair rail that so perfectly suits the space, it truly leaves the impression it could have been an original fixture. While a home is always an evolving canvas, I genuinely believe that the original and newly added spaces blend together so nicely, creating a finished effect—at least for now—that I am immensely proud to have designed and brought to fruition.

Spaces with Soul: Stacey Warnix’s Most Cherished Rooms
CD: Beyond specific design elements, are there particular rooms or areas in your home that you especially love?
SW: Absolutely. As I mentioned earlier, the entire second floor of my home is a new creation, ingeniously converted from what was once an old attic space. This ambitious project presented a long list of challenges, particularly in trying to add a bedroom directly above the high, coved plaster ceiling that is original to my living room below – all while adhering strictly to conservation rules that prohibited any modification to the front roofline. It required immense creativity and precision. Yet, now, I consistently hear from almost every visitor, regardless of age, that the little dual-section room I meticulously designed over that challenging cove is their absolute favorite space in the house. It truly stands as a testament to the idea that even the most significant impact can sometimes come in charmingly small packages, proving that thoughtful design can overcome structural limitations to create something truly special.
My other profoundly cherished room is the transformed sleeping porch. This versatile space has gracefully served a multitude of purposes over the years, adapting beautifully to various stages of life. Initially, it was a tranquil sitting room where my family and I would gather to watch dramatic thunderstorms and gentle snow showers pass by. It then evolved into a peaceful reading room, offering a quiet escape. During visits from children, it transformed into a lively art studio, brimming with creative energy. More recently, it found new purpose as a serene nursery, cradling new beginnings. This small but mighty bit of added real estate has consistently proven its remarkable flexibility in function, adding invaluable layers of utility and warmth to our home.
Treasures and Narratives: Unique Features for Tourgoers to Discover
CD: For those attending the home tour, what specific feature, furnishing, or artwork should they pay special attention to, and what story does it tell?
SW: I’ve been incredibly fortunate throughout my life to live, work, and travel in a multitude of amazing locations, and along the way, I’ve had the joy of acquiring a diverse collection of artwork and furnishings, each with its own story. In my sewing room, for instance, visitors will find a remarkable old cabinet that I acquired during my time living in London. This antique piece, now elegantly housing my collection of dress shoes, served for decades as a distinguished display for men’s shirts and ties in a bespoke clothing shop located in the heart of central London. It carries with it the quiet echoes of countless sartorial decisions and the bustling history of a vibrant city.
The prominent artwork gracing my dining room is a captivating charcoal drawing that I discovered during a cultural exchange trip to Cuba. It was rendered “en plein air”—created on the spot, in the open air—by Frank Mujica Chavez, an incredibly talented, up-and-coming artist whom *The New York Times* recently highlighted as one to watch, especially as trade relations between the US and Cuba continue to improve. Frank has historically offered smaller, incredibly detailed drawings that are so finely rendered, one could initially mistake them for black and white photographs—they are truly quite remarkable to behold. However, he recently began to explore and offer larger format pieces, and the exquisite selection proudly displayed in my home holds a special significance: it was his very first sale of a larger-scale work. It’s a piece that embodies both personal history and the exciting trajectory of an emerging artist.

The Heart of Hollywood Heights: Preserving a Legacy Through Shared Access
CD: It’s truly a privilege for your home to be featured on this long-running tour, which directly benefits the entire Hollywood Santa Monica historic conservation district. What does this recognition mean to you?
SW: I have always harbored a deep and enduring love for old homes and, by extension, the historical home tours that offer tantalizing sneak peeks into how modern families gracefully inhabit and adapt these wonderfully dated structures. I sometimes jest that the charming streets of Hollywood/Santa Monica have effectively become a living museum within the sprawling city of Dallas, largely because so few areas remain as remarkably intact. Here, one can literally see and viscerally feel how the generations who came before us lived, built, and cherished their homes. For those of us who passionately desire to see more of these architectural gems thoughtfully preserved and given new life, the simple, undeniable reality is that shared access is absolutely key. Showcasing old homes for all their unique challenges and undeniable splendors is not merely an act of display; it is a critical, inspiring step in fostering a deeper appreciation and motivating others to embark on their own journeys of preservation and thoughtful renovation. I was profoundly humbled to have been invited to participate in this esteemed tradition, and I am genuinely honored to play my small part in contributing to the ongoing legacy and vibrant future of this magnificent historic district.
