For instance, Sue Lowe recently facilitated the sale of a stunning home to a Dallas family who had cherished a vacation home in Tahoe for years. With their offspring now settled in Silicon Valley (much like our own family), they sought increased square footage to accommodate their expanding needs. This particular family, led by Verushka and Tom Dundon (notable for Drive Financial Services and their sprawling Northwest Highway estate complete with a swim park, indoor-outdoor tennis courts, baseball diamond, batting cage, putting green, go-cart track, and an array of indoor and outdoor slides), also owns a luxurious penthouse condo at Northstar, a premier ski resort boasting 3,170 skiable acres nestled between Truckee and the majestic lake.

South Lake Tahoe: Accessibility and Value in a Vibrant Community

For those seeking more accessible entry points into the Tahoe real estate market, South Lake Tahoe generally offers more affordable options due to a greater inventory of properties. “South Lake Tahoe is home to approximately 25,000 full-time residents,” notes Sue Lowe, highlighting the vibrant community spirit. “The area also boasts numerous golf courses, private homeowner beaches, and an abundance of summer recreational activities, from thrilling zip lines to challenging rock climbing.” Within South Lake Tahoe, property prices often prove more favorable on the Nevada side. The southern shore encompasses popular areas such as Zephyr Cove, Stateline, and South Lake Tahoe itself, where prospective buyers can discover charming homes starting from around $350,000.

Chase International is actively marketing Zalanta in South Lake Tahoe, a groundbreaking “mountain modern” designed development. This represents the first whole-ownership luxury condominium project on Tahoe’s south shore (California side) in three decades. Phase I construction was projected for completion in January 2017. Shifting to the north shore on the Nevada side, one finds the renowned Incline Village, a community steeped in history and luxury. Once home to the Sierra Nevada Wood and Lumber Company, which famously transported timber down an “incline railway” through a 3,000-foot tunnel to Carson City, it later became a favored retreat for financial titans. Homes in Martis Camp typically start at $2 million, with prices escalating dramatically from there, reflecting the bespoke nature and exceptional quality of the properties. While I toured several stunning residences priced around $4.5 million, the sky truly is the limit for custom builds. Sales here are so consistently brisk that the community barely needs to advertise. “A remarkable 37 homes have closed in Martis Camp since January of this year, with prices ranging from $2 million to $9 million,” Sue Lowe reported. She added, “Dollar volume is up an astounding 148%, and units sold have increased by 129% in Truckee, which encompasses Martis Camp,” underscoring the explosive growth and robust demand in this premier luxury market.

Seamless Travel and Nearby Luxury: The Reno-Tahoe Connection

Beyond the myriad of activities offered within Martis Camp, we discovered another exhilarating pastime in Lake Tahoe this summer: gliding. The unique atmospheric conditions of the region are perfectly suited for engineless flight, offering an experience of pure aerodynamics and wind energy. My husband ventured into a glider, was towed gracefully into the sky, and then swooped majestically over the lake for an unforgettable hour of pure enjoyment. While I waited, a private plane departed from the nearby airfield approximately every twenty minutes, highlighting the accessibility and convenience for those traveling by private air.

Speaking of convenient travel, getting to Tahoe from Dallas has become incredibly easy. Our first trip involved a pleasant four-hour drive from the Bay Area, taking us through the scenic Donner Pass, now a popular summer and winter resort haven situated just west of Tahoe. However, this past summer, we opted to fly into Reno, Nevada – a decision that proved to be one of the easiest travel experiences ever. The direct flight, lasting approximately 2.5 hours, landed us in a truly delightful airport with zero hassle, making the journey literally an hour from landing to enjoying cocktails. We swiftly collected our luggage, got into our rental car, and within that hour, found ourselves at Montreaux, a luxurious Reno community.

Within Montreaux, we discovered Parc Foret, one of the area’s most exclusive gated communities, conveniently located just 20 miles from Lake Tahoe. I was utterly captivated. While many owners of these magnificent luxury homes reside here full-time (including numerous transplants from California seeking a more favorable lifestyle), a significant portion also utilize them as exquisite vacation homes. Though thirty minutes from the immediate shores of the lake, Montreaux offers an exceptional lifestyle within its confines, boasting a world-class 18-hole Jack Nicklaus golf course, complete with two additional holes for expanded play. The grand clubhouse features gourmet dining options, a sophisticated bar, state-of-the-art exercise rooms, and a selection of pools, including a lap pool, a serene spa, and a dedicated children’s pool. A charming children’s park with a swing set further enhances the family-friendly atmosphere. All of this is enjoyed under the glorious, sunny 80-degree weather that simply compels you to spend endless hours pushing your granddaughter on the swings, savoring every moment.

Despite these luxury homes being gracefully nestled within the towering pine beauty of the Tahoe National Forest, Montreaux maintains a robust security presence, much like Martis Camp, ensuring that your valuable vacation home remains protected and your peace of mind is absolute. Within this secure environment, children can roam freely and safely, exploring on their bikes or venturing out to enjoy some fishing, fostering a sense of independence and adventure.

The home in which we stayed was so thoughtfully designed for extended family privacy – with the master suite situated at one end and three en-suite bedrooms downstairs circling a media room and bar – that I was compelled to acquire a copy of its architectural plans!
