Five Elite Luxury Property Auctions

Luxury real estate auction deal on a beautiful home

The thrill of a real estate auction captivated me from the very first moment I learned about it. As a seasoned bargain hunter, someone who appreciates the art of finding value, the idea of securing a property for less than its market value is incredibly appealing. I’m the type of person who’d be among the first in line when a store like Tuesday Morning re-opens, purely for the joy of discovering a good deal. So, you can imagine how the prospect of acquiring a luxurious house for a cheap price ignites a powerful surge of adrenaline in my veins!

But why do desirable homes, especially luxury properties, end up on the auction block? To a real estate professional, several compelling reasons often emerge. Sometimes, a home is so highly specialized, catering to very niche tastes, that it struggles to find a buyer through traditional channels. Other times, the initial asking price might have been set unrealistically high, leading to prolonged market stagnation. Owners might also face sudden changes in their personal circumstances or financial fortunes, necessitating a quick sale. Then there’s the rarer, yet intriguing, scenario: there might be a unique characteristic about the property – not a structural flaw, but something that makes it less “popular” in a conventional sense, yet potentially an incredible opportunity for the right buyer. These very factors, which might deter traditional buyers, are precisely what make auction properties so attractive to astute investors and those seeking truly unique homes.

For savvy potential buyers, an auction represents a golden opportunity. It often signals that this specific property could be an exceptional real estate deal, a true steal. And based on countless success stories, I can confidently say that these properties genuinely can offer unparalleled value.

Stunning coastal California landscape for a homesite

1. California Acreage Sells for a Steal: A Coastal Paradise at an Unbelievable Price

Let’s delve into a remarkable example that perfectly illustrates the potential of luxury real estate auctions. Imagine acquiring nearly 11 acres of pristine land within the prestigious Santa Lucia Preserve, offering breathtaking views of the coastal California landscape, just a short drive south of the charming town of Carmel-By-The-Sea. This was precisely the opportunity presented by Heritage Auctions, which conducted a no-reserve auction for a 10.72-acre homesite. This particular parcel resides in one of the most coveted and exclusive places to live in the United States: the vast 18,000-acre natural sanctuary known as the Santa Lucia Preserve.

Nestled amidst these picturesque coastal foothills lies an exclusive, thoughtfully planned community comprising just 300 homes. The design philosophy here emphasizes harmony with nature and respect for the land. This translates into homesites spaced generously apart, ensuring unparalleled privacy and a feeling of seclusion – so much so that you might never even catch a glimpse of your neighbors. Properties of this caliber, in such an esteemed location, typically command prices upwards of a million dollars with ease. The incredible part? These magnificent 10+ acres, offered at a no-reserve auction, sold for an astonishing $154,000. I’m still kicking myself for not placing a bid on this truly once-in-a-lifetime opportunity to own a piece of California luxury real estate at an unheard-of price.

On a related note, Dallas-based Heritage Auctions has consistently excelled in bringing an impressive array of luxury and architecturally significant properties to auction. We’ve had the pleasure of covering several of their exceptional listings in just the past few months alone, solidifying their reputation as a leader in high-end property sales.

Iconic Frank Lloyd Wright designed home at auction

Last year, for instance, Heritage successfully auctioned Frank Lloyd Wright’s last designed home, the Norman Lykes house, fetching a notable $1.67 million. This further exemplifies how auctions are ideal platforms for highly specialized and architecturally significant residences. This brings us to another fascinating case study involving a home that was nothing short of a palatial masterpiece: Champ D’Or, located in Hickory Creek, Texas.

2. Champ d’Or: The $72 Million Denton County Estate That Just Wouldn’t Sell

Our next story focuses on Champ d’Or, a colossal estate in Denton County, Texas, that struggled immensely on the traditional market. This magnificent property spent nine arduous years on the market, cycled through eight different real estate agents, before it finally found its path to sale via auction. Concierge Auctions first successfully auctioned it in 2012, leading to its purchase, and then again in 2017. This demonstrates the power of auctions for even the most challenging high-value properties.

For those unfamiliar with the Dallas-Fort Worth area, here’s a quick introduction to what one news outlet famously dubbed “the biggest little teardown in Texas.” Champ d’Or, meaning “Field of Gold,” was meticulously modeled after Vaux-le-Vicomte, a breathtaking chateau situated on the outskirts of Paris. It’s strategically located in Hickory Creek, just south of Denton off I-35E, making it a prominent landmark among Denton County luxury homes.

Originally conceived and built by CellStar Corp. founder Alan H. Goldfield and his wife, Shirley, the estate spanned an expansive 48,000 square feet on 39 acres, initially boasting an ambitious asking price of $72 million. The Goldfields themselves invested a staggering $52 million into its construction, reflecting the unparalleled luxury and intricate design within. This home was far beyond “highly specialized” – it was an architectural and amenity marvel.

Champ d’Or featured an endless array of bespoke, high-end amenities that set it apart. These included a grand two-story mahogany library, a stunning conservatory designed to mimic New York City’s iconic Tavern on the Green, and an opulent theater complete with a stage, screen, and a dedicated concession stand for a true cinematic experience. The estate also boasted two commercial-grade elevators, multiple intricately designed staircases, numerous elegant powder rooms, and a profusion of fireplaces throughout.

The master suite was a realm unto itself, featuring a steam room inspired by the legendary era of “The Rat Pack,” a dedicated hair salon, a spectacular two-story “her” closet designed in the iconic Chanel style, and an equally impressive two-story “his” closet. Further enhancing the luxury experience were an indoor lap pool and an extensive exercise room directly off the enormous master bathroom, complete with heated towel drawers for ultimate comfort.

The third story of Champ d’Or unveiled a mirrored ballroom, exquisitely patterned after the Palace of Versailles, featuring its own complete kitchen and separate powder rooms for ladies and gentlemen. The veranda alone could accommodate up to 450 people for seating. Complementing these grand spaces were a professional catering kitchen and a dedicated Butler’s pantry, ensuring seamless entertaining on any scale.

Fittingly, this architectural marvel has been transformed into a premier wedding venue, now known as The Olana, expertly operated by Walters Wedding Estates, bringing its grandeur to countless celebratory occasions.

The lower level of the estate continued the theme of comprehensive luxury, housing a full bowling alley, a professional-grade racquetball court, an immense garage capable of accommodating 20 cars, and a commercial-sized laundry room equipped with industrial washers, dryers, and a bedding sheet press. Additionally, there was a temperature-controlled wine room and a dedicated gift wrap room with ample storage. The opulence extended outdoors with a stunning swimming pool and pool house, a well-maintained tennis court, and numerous inviting patios and meticulously manicured gardens, providing endless opportunities for relaxation and entertainment.

Have you ever wondered if a seasoned real estate agent – someone whose profession is selling homes day in and day out – would ever sell their *own* home by auction? The answer, surprisingly to some, is a resounding yes! One of Dallas’ most astute agents chose this very path for his Uptown condo, setting a precedent for the prestigious Tower Residences at the Ritz Carlton.

3. The Tower Residences at Ritz Carlton Condo: A First-Ever Auction in Uptown Dallas

Kyle Crews, an esteemed agent with Allie Beth Allman & Associates, recently made headlines by selling one of his personal residences at auction. His decision was driven by a desire for a clean, efficient break and a predictable timeline for the sale. “We understood that bringing our own property to auction was not only a smart choice but the optimal decision to enable us to sell precisely on our desired timeline,” he affirmed, highlighting the strategic advantage auctions offer for sellers seeking control and speed, particularly in the competitive market for Dallas luxury condos.

Crews is no stranger to the auction process, having successfully orchestrated numerous high-profile property sales through this method. His impressive track record ranges from the sprawling Pittsburgh, Texas estate of the late Bo Pilgrim and his wife, Patty (a story we’ll explore shortly), to the iconic Crespi Estate, and even a gentleman’s ranch in East Texas, which he successfully sold twice through auction. This broad experience underscores his belief in the efficacy of the auction platform for diverse luxury properties.

“I’ve extensively partnered with Concierge Auctions as the listing agent on a multitude of properties over the past few years, integrating their highly successful auction platform into my personal selling strategy for clients who own unique, high-end residences,” Crews explained. “While some of these were undeniably challenging properties to sell through traditional means, Concierge Auctions’ expansive worldwide marketing platform proved invaluable. It consistently drew in qualified clients and, ultimately, secured buyers from across the globe, demonstrating the auction’s superior reach and effectiveness.” This global reach is a key benefit for selling luxury homes for sale that have a niche appeal.

Speaking of highly specialized properties and Kyle Crews’ involvement, I previously mentioned the extraordinary estate of the late Bo Pilgrim, which was deliciously dubbed…

The grand entrance of Cluckingham Palace, Bo Pilgrim Estate

4. Cluckingham Palace: The Singular Bo Pilgrim Estate and its Auction Journey

Now, this truly represents the big-league approach to marketing an exclusive luxury home. Imagine hopping aboard a sleek King Air 350, jetting from Dallas to Mt. Pleasant, Texas, in a mere 18 minutes, and then proceeding directly to 800 South Greer Blvd in Pittsburg, Texas. This exhilarating experience was precisely how a small, select group of agents and I had the privilege of touring the magnificent 18,327-square-foot estate of the late Lonnie “Bo” Pilgrim and his late wife, Patty. We traveled in the very same style that Mrs. Pilgrim herself would employ whenever she ventured into Dallas for shopping excursions at prestigious destinations like Neiman Marcus or NorthPark Center. This personalized, high-touch marketing strategy is often a hallmark of successful luxury real estate auctions.

The Pilgrims’ three children recognized the inherent challenge in selling such a profoundly specialized estate. Built on Bo Pilgrim’s immense poultry fortune, this sprawling property encompassed over 43 acres, situated more than 120 miles east of Dallas. Given its unique nature and vast scale, they wisely opted to put it up for auction with Concierge Auctions, leveraging the firm’s expertise in marketing extraordinary properties across Texas luxury estates.

The mansion itself is an ode to its namesake. It features six lavish bedrooms, ten and a half exquisite bathrooms, a dedicated exercise room, formal living spaces, separate staff quarters, a state-of-the-art media room, and an omnipresent motif: chickens, meticulously etched into nearly every conceivable corner. From chiseled chicken designs adorning the elaborate ceiling molding trim to intricate chicken patterns on the kitchen tiles, laundry room surfaces, bespoke carpets, and delicate filigrees, the avian theme is a charming and distinctive constant throughout the home.

Beyond the thematic elements, the estate boasts a grand indoor swimming pool and spa complex, meticulously patterned after the world-renowned Greenbrier Spa in White Sulphur Springs, West Virginia, offering a sanctuary of relaxation and recreation.

“Mrs. Pilgrim had visited the Greenbrier and was so captivated that she immediately phoned Richard Drummond Davis from the spa, expressing her desire for their indoor pool to replicate the Greenbrier’s design precisely,” shared listing agent Kyle Crews of Allie Beth Allman & Associates. Drummond Davis masterfully designed the home, which was meticulously constructed by Steve Thornton between 1992 and 1993 at an estimated cost of $15 million. Today, the mansion and its expansive grounds are valued at over $8 million, underscoring the enduring appeal and substantial value of such unique auction properties.

Aerial view of the Crespi-Hicks estate, one of Dallas' most expensive homes

5. The Crespi-Hicks Estate: Once the Nation’s, Now Dallas’ Most Expensive Home to Auction

Finally, we arrive at arguably one of the most legendary estates in Dallas, a property that once held the distinction of being the most expensive home in the nation: the former Thomas O. Hicks estate, originally known as the Crespi Estate, nestled on Walnut Hill Lane. This magnificent Italianate estate was commissioned and built in 1938 by Count Pio Crespi, an Italian-born Dallas cotton trader, who engaged the world-renowned architect Maurice Fatio for its design. Tragically, it became his final, enduring work.

For a significant period, this estate was indeed the most expensive home listed in the U.S., at one point commanding an asking price of $135 million with Douglas Newby. Allie Beth Allman later took over the listing in March 2015, marketing it with a still formidable price tag of $100 million. By 2017, reflecting market adjustments and the unique nature of the property, the asking price was significantly lowered to $48.9 million, making it a prime candidate for a strategic auction sale and a highlight among most expensive homes in Dallas.

So, just how grand is “grand”? Let’s consider the scale. Beginning in 2000, former Texas Rangers and Dallas Stars owner Tom Hicks embarked on an extensive, multi-year renovation project. He not only meticulously restored the original estate but also dramatically enlarged it to an astonishing nearly 29,000 square feet, all situated on a sprawling 25.25 acres. Allow that impressive scale to truly sink in.

The main residence itself comprises seven luxurious bedrooms, complemented by three additional bedrooms dedicated for staff, twelve full bathrooms, and five half-baths, catering to every imaginable need. In addition to the primary mansion, the estate features a substantial 3,347-square-foot, two-story guesthouse, providing ample accommodation for visitors. Furthermore, there’s an impressive 4,836-square-foot entertainment pavilion, a veritable leisure complex. This pavilion boasts a full professional-grade theater, an expansive game room, a commercial-grade kitchen perfect for large-scale events, dedicated his and hers locker rooms, a stunning swimming pool, and a luxurious spa, ensuring world-class recreation and relaxation.

Interestingly, the original master bedroom, located on the second floor, was repurposed as an elegant guest room following the renovations. The *new* master suite alone is a colossal space, spanning over 3,000 square feet. It encompasses opulent his and her baths, extensive dressing rooms, and massive, custom-designed closets, epitomizing ultimate luxury and privacy.

So, what did the fortunate bidder ultimately pay for this unparalleled property? We know that Mehrdad Moayedi possesses an astute eye for exceptional real estate opportunities, and he seized this one with characteristic decisiveness. For a property that once bore an initial listing price of $135 million, Moayedi skillfully acquired it for an impressive yet remarkably reduced sum of $36.2 million, highlighting the incredible potential for acquiring property deals through auction even at the highest echelons of the market.
