Preston Hollow Village: Redefining Urban Living and Retail in North Dallas
Preston Hollow Village, strategically located at the bustling intersection of Central Expressway (US-75) and Walnut Hill Lane, has emerged as a groundbreaking mixed-use development set to redefine the urban landscape of North Dallas. Our enthusiasm for this project is well-documented, especially considering its visionary developer, Provident Realty Advisors, led by CEO Leon Backes.
Back in August, we extensively introduced you to all the key players and the grand vision behind Preston Hollow Village. Today, the excitement continues to build as mainstream media outlets and local news sources alike are chiming in on the imminent openings of numerous highly-anticipated stores and restaurants. We firmly believe this development is poised to become one of the most successful and impactful real estate projects in the entire North Texas region, even if its precise geographical coordinates technically place it just outside the traditional boundaries of Preston Hollow.
A Glimpse into the Future: Retail, Dining, and Lifestyle Amenities
The initial buzz surrounding Preston Hollow Village highlighted an impressive lineup of anchor tenants and specialty establishments. From essential services to exciting culinary adventures and cutting-edge fitness options, the Village is curated to cater to a diverse and discerning clientele.
Our earlier reports indicated the prominent placement of a Trader Joe’s supermarket, positioned to the right upon entry, and a Frost Bank branch conveniently located to the left. The development plan unveiled five distinct phases, with Phase One alone featuring a spacious 14,000-square-foot Trader Joe’s, complemented by 60,000 square feet of modern office space anchored by Frost Bank, and an expansive 75,000 square feet dedicated to diverse restaurant and retail offerings. To ensure unparalleled convenience, a multi-level parking garage capable of accommodating 900 vehicles is being constructed, with four levels above ground directly behind the office complex, alongside dedicated underground valet parking. The architectural design seamlessly integrates the office and retail spaces, wrapping them around the parking structure to provide exceptionally convenient access for all visitors. Phase Two of the project, situated north of the primary retail and commercial zones, will introduce three distinctive apartment blocks. These residential buildings will offer varying degrees of luxury, each boasting fabulous amenities designed to enhance the living experience. For enthusiasts of leisure, imagine a sophisticated golf simulator where residents can virtually play world-renowned courses such as Pebble Beach, St. Andrews, or Skibo, even connecting with friends halfway across the globe. Additionally, a plethora of other amenities including serene pools, elegant fountains, and state-of-the-art exercise clubs are meticulously planned. At this stage, a total of 511 residential units are projected. The aesthetic vision for the architecture is clean and modern, featuring a harmonious blend of high-quality brick, stone, and glass, all built with durable, 75 to 100-year concrete construction. Remarkably, approximately 60% of the retail space is already leased, signaling immense developer confidence and significant market interest.
An Unprecedented Mix of Culinary Delights
Preston Hollow Village is set to become a culinary destination, offering a vibrant array of dining experiences. As we shared previously, the confirmed restaurants include:
- Pakpao Thai restaurant: Bringing authentic and flavorful Thai cuisine to the neighborhood.
- Blue Sushi Sake Grill: Expanding its popular Fort Worth presence with a second location, offering fresh sushi and vibrant ambiance.
- VertsKebap (now Verts Mediterranean Grill): Originating from Austin, this innovative concept offers healthy, customizable Mediterranean options, with their signature kebabs offering satisfying 550-calorie dinners—a perfect choice for health-conscious diners.
- Modmarket (now Modern Market Eatery): A farm-to-table casual dining chain, already successful in Flower Mound, Plano, and Southlake, bringing its fresh, seasonal menu to Dallas.
These establishments are slated to open their doors by the end of 2014, promising an immediate impact on the local dining scene. Furthermore, highly anticipated deals are nearing completion for:
- An Italian concept restaurant from the East Coast: The specifics remain under wraps, fueling local anticipation for this exciting culinary addition.
- A chic Mexican food concept: Dallasites, known for their love of Mexican cuisine, eagerly await details on this promising new spot.
With multiple restaurants featuring inviting patios that spill out onto “Main Street” – the central thoroughfare of the Village off Walnut Hill Lane – Preston Hollow Village is designed to foster a lively, pedestrian-friendly atmosphere where residents and visitors can dine al fresco and socialize.
Wellness and Beauty Services for Modern Lifestyles
Beyond dining, Preston Hollow Village is also set to become a hub for personal care and fitness. The “Beauty Bunch” ensures that residents will have access to top-tier salons and wellness facilities:
- Aveda Tangerine Salon: A renowned salon known for its commitment to natural products and exceptional service, ensuring residents can always look and feel their best.
- Eighteen Eight Men’s Salon (18|8): Hailing from California, this upscale men’s salon offers a sophisticated grooming experience, tailored specifically for gentlemen.
And to balance all the delightful dining experiences, fitness options are robust:
Orangetheory Fitness: We are thrilled to welcome the first Orangetheory Fitness studio in Dallas to Preston Hollow Village. Known for its innovative interval training backed by the science of excess post-exercise oxygen consumption (EPOC), Orangetheory offers a highly effective workout experience. While studios are present in nearby Allen, Mesquite, and Plano, this location represents the second Orangetheory studio to open within the Dallas city limits, signaling its growing popularity and essential role in the community’s wellness offerings.
Phased Development and Long-Term Vision
The comprehensive development of Preston Hollow Village is structured in multiple phases, each meticulously planned to bring this vibrant urban village to life.
Phase One was initially targeted for a fourth-quarter opening this year. While Trader Joe’s had a provisional October opening, this has been slightly adjusted to approximately February 1, 2015. Provident Realty Advisors is committed to commencing ground on the residential component, Phase Two, within the next 60 days. Together, these initial two phases will encompass approximately 30% of the expansive 42-acre site. The remaining phases – III, IV, and V – are scheduled to unfold progressively over the project’s estimated five-year build-out timeline, ensuring continuous growth and refinement of the village experience.
Phase 1 is substantial, featuring a whopping 75,000 square feet of specialty retail and restaurant space, highlighted by the presence of Frost Bank. Complementing this is a 60,000-square-foot office building, projected for an early 2015 opening. This office space is ideally suited to attract a variety of professional services, including dentists, doctors, legal firms, and other high-caliber professionals, creating a convenient synergy for both residents and the wider community.
Beyond the commercial and residential structures, Provident Realty Advisors is also integrating thoughtful community features. Along with additional retail spaces planned for the ground floors of the apartment buildings, the development will boast an elaborate signature fountain at the heart of the urban village. This central feature is designed to serve as a focal point, enhancing the aesthetic appeal and providing a gathering place for residents and visitors alike.
Strategic Location and Community Impact
While the name “Preston Hollow Village” might suggest a location deep within the prestigious Preston Hollow neighborhood, its strategic positioning at Central and Walnut Hill makes it accessible to a much broader demographic. This accessibility is a key strength, allowing the development to serve not only Preston Hollow residents but also commuters from Plano, Allen, and other northern suburbs, who can conveniently stop on their way home to enjoy the amenities and let evening traffic subside. The Village is designed to offer all the “accoutrements” and upscale conveniences that residents of Preston Hollow desire, from gourmet groceries to bespoke salons and diverse dining. This thoughtful integration of services and lifestyle options makes it an attractive destination for a wide range of individuals seeking quality, convenience, and community.
We are immensely pleased to witness the fruition of this development. It’s truly remarkable to recall the prior state of this land not so long ago, a stark contrast to the vibrant, modern mixed-use community now taking shape.

Open season: This undeveloped land was virtually undesired in 2007, showcasing the transformative power of strategic development.
The vision for Preston Hollow Village extends beyond its current offerings. The integration of high-quality residential, retail, and office spaces creates a self-sustaining ecosystem that promotes walkability and a true sense of community. The design, as indicated by earlier renderings, promised a contemporary aesthetic that merges functionality with visual appeal.

The Residential Experience: Luxury Apartments and Community Amenities
The residential component of Preston Hollow Village, developed in partnership by Provident Realty Advisors and Kroenke Holdings, is a cornerstone of the project’s allure. Slated to break ground in early 2015, this phase will introduce a trio of magnificent seven-story apartment buildings, collectively offering 512 meticulously designed rental apartments. This residential enclave, situated just north of the shopping center and office project, is strategically positioned to maximize convenience and lifestyle benefits for its future residents.
These luxury apartments are not just living spaces; they are designed to be an integral part of a vibrant community. The buildings will feature high-quality materials and construction, ensuring durability and timeless appeal. Residents can anticipate a wide array of amenities that elevate daily living to resort-style standards. As mentioned, the planned super-duper golf simulator will offer a unique recreational outlet, allowing enthusiasts to practice their swing or play world-class courses virtually. Beyond this, state-of-the-art fitness centers, sparkling swimming pools, beautifully landscaped courtyards with elegant fountains, and dedicated social spaces will foster a strong sense of community and provide opportunities for relaxation and recreation.
The introduction of these 512 units will bring a significant boost to the area, attracting a new wave of residents who seek a sophisticated urban lifestyle with unparalleled access to retail, dining, and professional services. This residential influx is expected to benefit existing local establishments and contribute to the economic vitality of the surrounding neighborhoods. Even institutions like the nearby Presbyterian Hospital Emergency Room (Presby ER) will likely appreciate the increased population density and enhanced accessibility to quality housing options for their staff and patients.
Preston Hollow Village is more than just a development; it’s a meticulously crafted urban experience designed for the modern Dallas resident. With its diverse offerings, strategic location, and thoughtful amenities, it is poised to become a landmark destination, fostering community, convenience, and a high quality of life for years to come.
