Elevating the Staging Industry: A Commitment to Professionalism

With over two decades of experience as a home stager, I have dedicated a significant portion of my career to championing the visibility and credibility of the professional home staging industry. This dedication has manifested in various forms, including volunteering with esteemed organizations like the Real Estate Staging Association (RESA). The RESA Texas Roundup: A Hub for Staging Excellence

Recently, the vibrant spirit of collaboration and professional development was on full display at the RESA Texas Roundup, a premier State Conference that brought together more than sixty professional home stagers. These dedicated individuals hailed from the Real Estate Staging Association (RESA) chapters across San Antonio, Houston, and Dallas, converging with the Austin chapter for an invaluable day of education and networking. The prestigious Austin Board of Realtors generously provided a magnificent setting amidst the picturesque Texas Hill Country, offering an ideal backdrop for a day dedicated to advancing the home staging profession.

The conference featured a highly anticipated panel discussion composed of some of the most seasoned and respected voices in the industry. This distinguished group included RESA National CEO Shell Brodnax, myself (serving as Region Ten Vice President), Texas State President Amy George, Dallas Chapter President Karen Otto, Houston Chapter President Lakeitha Smith, Leslie Causey, and Lee Ann Kramer of the RESA San Antonio Chapter. This powerhouse panel fielded a wide range of insightful questions, delving deep into critical aspects of business operations, innovative marketing strategies, and effective sales techniques for staging professionals. The entire event was skillfully facilitated by Amy Von Andrian, the RESA Central TX Program Chair, ensuring a smooth and engaging experience for all attendees.

The Power of Association: Insights from Industry Leaders

A highlight of the conference was the keynote address delivered by RESA National CEO, Shell Brodnax. Her presentation offered invaluable advice on strategic marketing specifically tailored for the home staging industry, alongside a compelling discourse on the paramount importance of belonging to a recognized trade organization. Brodnax articulated the transformative impact that professional associations have on an industry.

“It is truly amazing to witness professional real estate stagers actively embracing the wealth of opportunities that RESA consistently provides to our esteemed members,” Brodnax remarked during her address. She drew a powerful parallel, noting, “Realtors have benefited immensely from their trade association for over a century – 108 years, to be precise. Now, real estate stagers have access to these same critical advantages through RESA. By robustly participating in RESA, stagers are not merely joining an organization; they are collectively elevating their profession to unprecedented new levels of recognition, credibility, and expertise.” This emphasis underscores RESA’s commitment to establishing high standards and fostering a thriving community for home staging professionals.

The conference also featured an insightful workshop led by Karen Otto, RESA Dallas Chapter President, titled “Occupy Income Street: Work Smarter, Not Harder.” Her presentation focused on the critical skill of conducting effective consultations for occupied homes. Otto underscored the immense importance of these consultations by citing compelling census statistics: **a significant 65% of homes are owner-occupied, while only 11% are vacant, with the remaining properties being rentals.** These figures clearly highlight that occupied consultations are of paramount importance for home sellers seeking to maximize their property’s appeal and value. Staging an occupied home involves a delicate balance of depersonalization, decluttering, strategic furniture arrangement, and enhancing flow, all while respecting the homeowner’s living space. Otto’s workshop provided practical strategies for stagers to guide homeowners through this process efficiently and effectively, ensuring that the property presents its absolute best to potential buyers without causing undue disruption.

Beyond the practical skills, Otto also eloquently articulated the profound “power in association with your colleagues.” She stressed that while a single voice might struggle to make a significant impact, particularly in regions where the concept of home staging is still emerging or widely unknown, a collective voice holds immense sway. “Where one voice alone often does not make a difference, especially in areas of the country where staging is widely unknown, collectively we can and are making a difference,” Otto affirmed.
