A major milestone this month was the much-anticipated arrival of the custom kitchen cabinets, meticulously crafted in Germany. Their installation is now largely complete, dramatically redefining the kitchen’s aesthetic and functionality. As you can observe in the accompanying image, these cabinets immediately convey an air of sophisticated minimalism and superior quality, hallmarks of top-tier German engineering.

I mention “largely” complete because, as often happens in detailed projects, we encountered a minor hiccup – a slight miscalculation on two measurements. This is why you currently see an unfinished end on the peninsula. However, I must commend German Kitchen Center for their exceptional commitment to client satisfaction. True professionals, they immediately took action to rectify the situation, which includes air freighting a new end panel and, ingeniously, a new cabinet to fill the now-larger gap, turning a minor setback into an opportunity for additional, valuable storage.

One striking feature that immediately captures attention is how the cabinetry extends seamlessly up to the impressive 10-foot ceilings. This clever design choice not only maximizes vertical storage space but also creates a grand, expansive feel. This double-high storage is invaluable in a luxury residence, providing ample room for those less frequently used but essential items, such as special holiday dishes, elaborate serving pieces, and seasonal decorations, keeping the primary kitchen areas clutter-free and organized.

What you’re currently viewing is a generously proportioned peninsula, thoughtfully designed to incorporate a functional breakfast bar along its outer edge. This area, located opposite the dining room, epitomizes modern living. In stark contrast to the more compartmentalized layouts prevalent in the 1980s when this penthouse was originally designed, my vision involved creating an expansive, open-concept kitchen. I achieved this by meticulously removing as much of the existing wall as structurally feasible, resulting in this magnificent new space. I learned the power of this transformation firsthand during my previous “Athena” renovation, where a similar open layout quickly became the central congregating spot for guests, fostering lively conversations over appetizers and drinks. This Claridge kitchen is destined to serve a similar, highly social purpose.

The inner cabinet line of the peninsula is designed with peak efficiency in mind. Starting from the far end, it neatly integrates a dedicated bin for garbage and recycling, followed by the main kitchen sink, the pre-planned space for the dishwasher, and finally, an end cabinet equipped with convenient pull-out shelves for easy access to cookware or pantry items.

Beyond opening up the kitchen to create the impressive peninsula, I also strategically removed the wall at the opposite end of the kitchen. This significant alteration allowed for the relocation of the kitchen entry, shifting it away from the formal foyer and repositioning it towards the living room. This design decision was driven by a desire to enhance the overall flow and functionality of the penthouse, particularly when entertaining. The new layout facilitates effortless movement between the living, kitchen, and dining rooms, creating a more cohesive and welcoming environment for guests and residents alike.

Discreetly located behind the kitchen’s back wall are the essential pantry and laundry rooms, designed for convenience without impinging on the main living spaces. You might also notice the absence of toe-kicks on the base cabinets. This is a deliberate, professional practice: toe-kicks are only installed after the flooring is fully completed and polished. This prevents any potential damage from sanding equipment or other tools during the final stages of floor installation, ensuring a pristine finish.

All the tiles that were temporarily stacked here have found their permanent homes in their respective bathrooms, allowing the space to breathe and its true potential to shine through. Behind the saw, which is currently visible against the back wall, will be the magnificent fireplace. This central feature will serve as a focal point, adding warmth, elegance, and a touch of architectural grandeur to the luxurious living area, perfectly complementing the stunning cityscape views that are already a hallmark of this penthouse.

The back wall is adorned with a sophisticated mosaic composed of tiny diamond-shaped tiles, each boasting subtly different textures. While it already looks fantastic, the true magic will unfold once the grout is applied, seamlessly blending the individual tile sheets and enhancing the overall pattern. The two pieces of blue tape you see near the top precisely demark the future locations for elegant sconces, which will provide ambient lighting. Just behind the door, a high-efficiency Toto toilet will be installed, bringing a touch of modern luxury and discreet comfort to this important guest area.

The shower floor itself is a masterpiece: a really cool hexagon marble, carefully selected for its unique appearance that strikingly resembles silver wood. The “workers'” toilet, a temporary fixture, is currently positioned between the shower and the vanity, awaiting the installation of its permanent, luxurious counterpart.

On the left, you’ll find the “hers” vanity, a thoughtfully designed space complete with a dedicated sink, a functional make-up station, and a bank of drawers providing ample storage for personal essentials. The closest edge of this vanity subtly defines the doorway leading directly into her spacious walk-in closet, ensuring a seamless and private dressing experience.

The feature back wall of the master bath is destined to become a breathtaking focal point, set to beautifully frame a luxurious free-standing bathtub – an invitation to unparalleled relaxation. To the right, a door provides access to the private water closet, ensuring optimal privacy and convenience within the expansive master suite. You’ll notice a distinct blue “stripe” on the wall; this is part of the solid surface sides of the threshold, expertly measured last Friday by Jennifer Voss from Stonecraft. These meticulously crafted elements will elegantly frame the floor-to-ceiling glass enclosure for the master shower, promising a sleek, contemporary, and truly open feel.

The master shower is, without exaggeration, truly enormous, designed to provide a luxurious, spa-like experience within the confines of the penthouse. The image offers a clearer perspective on the robust frame and threshold I previously described. Instead of traditional tiled surfaces, these elements will be finished with exquisite slab stone, chosen specifically for its ability to create a cleaner, more seamless aesthetic, entirely free of grout lines. This design choice contributes to a sophisticated, minimalist look that is both visually stunning and easy to maintain.

Beyond its impressive size, the shower is equipped with a suite of indulgent features. Above the picture, a high-performance shower head awaits, complemented by four strategically placed body sprays that promise an invigorating full-body wash. For added comfort and utility, a small bench is integrated into the design, along with what can only be described as an enormous shampoo niche, providing ample space for all bath and body essentials. The small white elements visible on the left shower wall are temporary tile spacers, which will be meticulously removed once the grouting process is complete, leaving behind flawless surfaces. Directly across from this magnificent shower lies “his” vanity, a mirror image of luxury and functionality, and the entrance to his own private walk-in closet, completing the dual-vanity, dual-closet master suite concept.

Navigating Renovation Realities: Averting a Crisis

The master shower also served as the stage for our second “boo-boo” of the month, a testament to the unpredictable nature of even the most carefully planned renovations. I arrived late one afternoon to find that the tile installer had already completed half of the shower tiling – unfortunately, with the wrong tile. In fact, he had mistakenly used the floor tile, and worse, there wasn’t nearly enough of it to finish the entire shower walls. A moment of panic was quickly averted, however, as the tile had not yet fully dried. He was fortunately able to scrape it off, preventing a major, costly demolition and re-installation. Crisis averted, yes, but certainly at the cost of valuable time and a sharp reminder of the constant oversight required in such detailed projects.

Finally, it’s been approximately a month since the penthouse officially entered the market, and you might be curious about how showings are progressing. As with nearly all aspects of life in the current pandemic era, the traditional dynamics of real estate have shifted. There haven’t been any large open houses or a constant stream of casual lookers. That said, I can count the number of private showings we’ve had on two hands, and what’s particularly encouraging is that these appear to be primarily serious buyers rather than mere browsers. This indicates a highly qualified interest, which is paramount in the luxury real estate sector.

Given that we are still in the final stages of completion – with the last paint fumes not yet entirely dissipated and some finishing touches remaining – I am not overly concerned about the pace of showings at this juncture. It truly takes a certain level of imagination to envision the fully realized potential of a space when it’s still under construction, especially for those unfamiliar with the renovation process. However, one element that requires absolutely no imagination is the breathtaking view from this penthouse. The expansive, panoramic vistas of Turtle Creek and the Dallas skyline are unequivocally spectacular, serving as an immediate and powerful selling point that transcends any temporary construction dust. This unparalleled outlook provides an enduring sense of luxury and serenity, offering a tantalizing glimpse into the magnificent lifestyle that awaits its future residents.
