An Exclusive Insight into Michael Tiller’s World
We recently sat down with Michael Tiller to delve deeper into his experiences, philosophy, and unique perspective on the North Texas real estate market. His candid insights reveal the blend of passion, perseverance, and practical wisdom that defines his success.
daltxrealestate.com: Michael, let’s start at the beginning. Are you a native Dallasite, or where did your journey begin?
Michael Tiller: My roots are actually in Raleigh, NC. While North Texas has been my home for a long time now, I grew up in North Carolina, which gave me a slightly different perspective before immersing myself in the vibrant culture and rapid growth of the Dallas-Fort Worth metroplex.
daltxrealestate.com: And where do you call home now? House or condo, and what’s your preferred style?
Michael Tiller: I live in Denton, where my family and I own a traditional ranch-style home. Denton offers such a fantastic blend of community charm, excellent amenities, and a relaxed pace of life, all while being conveniently located within North Texas. The ranch style is classic for a reason – practical, comfortable, and perfect for family living.
daltxrealestate.com: Given your impressive professional image, one might guess you drive something sleek, perhaps a Range Rover?
Michael Tiller: (Laughs) Not quite! My vehicle of choice is an F-150 King Ranch. It’s practical, reliable, and perfectly suited for navigating the diverse landscapes of North Texas, from city streets to more rural properties. It’s less about flash and more about functionality and comfort, which reflects my approach to real estate as well.
daltxrealestate.com: What’s your favorite neighborhood in Dallas, and what makes it special to you?
Michael Tiller: Without a doubt, it’s The M Streets. I absolutely love the architecture of the homes there. The M Streets, officially known as Greenland Hills and Vickery Place, are renowned for their stunning Tudor-style homes from the 1920s and 30s. Each house tells a story with its unique detailing, gabled roofs, and brickwork. It’s a neighborhood that perfectly blends historical charm with modern living, offering mature trees, walkable streets, and a strong sense of community. As someone who appreciates quality craftsmanship and timeless design, it’s a truly captivating area.
daltxrealestate.com: If you were to consider moving elsewhere in Dallas or North Texas, what other neighborhood would pique your interest?
Michael Tiller: My eye would definitely be on Vaquero in Westlake. It’s an exceptional community offering unparalleled luxury and exclusivity. Vaquero is famous for its private golf club, custom estates, and meticulous landscaping, attracting those who seek the utmost in privacy, security, and sophisticated living. The homes are architectural masterpieces, and the lifestyle is truly resort-like. It represents the pinnacle of luxury living in North Texas.
daltxrealestate.com: We certainly agree, Vaquero is spectacular! How did you get your start in the demanding world of real estate, and who was your first employer?
Michael Tiller: I began my career while I was in college, and frankly, I was broke. I had a family friend who was doing exceptionally well in real estate, and their success inspired me to consider it as a potential path. I thought it might be a good fit for my ambition and work ethic. I started in the business as a buyer’s agent for The McKissack Group, which provided an invaluable foundation. That was 14 years ago, and I’ve been dedicated to this profession ever since.
daltxrealestate.com: From broke to a top-performing agent – quite a journey! Can you recount your worst sales nightmare, the most challenging transaction you’ve ever faced?
Michael Tiller: Oh, there’s one that immediately comes to mind. It involved a deal that almost fell apart the day before closing, right after my sellers had already packed everything and moved out. That’s always a precarious situation, but this particular instance truly reeked – literally!
The buyer’s loan was flagged by the appraiser for “conducive conditions” due to overgrown vegetation around the house. It was the middle of August in Texas, scorching hot, and I found myself knee-deep in bushes, wearing slacks and a button-down shirt, frantically cutting and tearing away greenery from the house. I was determined to resolve the issue to ensure the deal closed on time. Despite all that effort and sweat, the house did not close as scheduled, and to add to the chaos, the seller had the utilities turned off late that day.
Normally, a delay with utilities wouldn’t be a catastrophic problem. However, this particular house had seven large Koi fish living in a shallow pond in the backyard. When I went to check on the house that Sunday, I discovered that two of the Koi had perished due to the heat and lack of aeration, and the others were in very bad shape. In an effort to save the remaining fish, I had to reach into the murky, warm water and fish out the two deceased ones with my bare hands. The smell was unbelievably foul – a truly visceral experience. To this day, three years later, the memory of that smell and the stress of that day are still vivid. It was a stark reminder of the unexpected challenges that can arise and the lengths to which an agent sometimes has to go for their clients.
daltxrealestate.com: (Holding nose empathetically) That sounds absolutely dreadful! On a more positive note, what has been your best or highest sale to date?
Michael Tiller: My highest sale has been for $598,000. It was a fantastic property and a great experience for all parties involved. This figure reflects the increasing value and desirability of properties across the North Texas market, and I’m proud to have helped clients navigate these significant transactions successfully.
daltxrealestate.com: How quickly have you ever managed to turn a house around from contract to close?
Michael Tiller: I once completed a cash deal from contract to close in just three days. That was an incredibly fast turnaround, a testament to efficient communication, prepared buyers, and seamless coordination between all parties. Cash deals inherently simplify the financing process, allowing for accelerated timelines when all other elements align perfectly.
daltxrealestate.com: How much in total sales volume did you achieve last year?
Michael Tiller: Last year, I successfully closed $18.6 million in sales across 94 homes. This volume speaks to the consistent activity in the North Texas market and my team’s ability to connect buyers and sellers efficiently. It’s a testament to effective marketing strategies, deep market knowledge, and unwavering dedication to client goals.
daltxrealestate.com: Do you have a “secret sauce” or unique strategy for marketing a house?
Michael Tiller: My primary “secret sauce” revolves around our extensive network of buyers. We work with a significant number of active buyers, and I often give them a one or two-day heads-up prior to officially listing a home on the Multiple Listing Service (MLS). This approach often allows us to “double-side” the home – meaning we represent both the buyer and the seller – before it even hits the broader market. It’s an incredibly efficient way to match properties with interested buyers, often leading to quicker sales and optimal outcomes for our sellers.
daltxrealestate.com: If you were to ever change careers for an encore, what would you pursue?
Michael Tiller: If I ever decided on an encore career, I’d love to play on the Senior PGA Tour. It combines my competitive spirit with a passion for golf, offering a different kind of challenge and reward. It’s a dream that speaks to dedication, continuous improvement, and the pursuit of excellence, much like real estate.
daltxrealestate.com: What’s your favorite place for a second home, and do you currently own one?
Michael Tiller: Currently, I own rental properties, which are excellent investment vehicles. However, my dream second home would definitely be a cabin in Vail or Beaver Creek. The allure of the mountains, the skiing, and the serene escape from city life is incredibly appealing. It’s a vision of relaxation and adventure that I aspire to.
daltxrealestate.com: Any thoughts on getting more fish for that dream cabin?
Michael Tiller: (Chuckles) Definitely no fish! After my last memorable experience, I think I’ll stick to other forms of aquatic life, or perhaps just enjoy the mountain air!
