A Vision Realized: The Faubion’s Exquisite Hollywood Heights Tudor Home

The moment Caitlin and Tyler Faubion first stepped inside their Tudor home on Patricia Avenue, nestled in the heart of East Dallas’s coveted Hollywood Heights, they weren’t just seeing a house; they were envisioning a future. They immediately recognized the immense potential held within its walls – the promise of expansive, open spaces, a beautifully updated kitchen designed for both culinary artistry and casual gathering, and a sunroom that would effortlessly blend the tranquility of the outdoors with the comfort of their interior sanctuary. Their journey transformed this property into a captivating residence that perfectly balances historical charm with modern functionality, embodying the essence of thoughtful home renovation and interior design.

Every corner of this remarkable Tudor home whispers tales of classic elegance and meticulous attention to detail. Guests are instantly captivated by exquisite touches that lend an air of timeless sophistication. Imagine the warm, inviting sheen of perfectly refinished hardwood floors stretching gracefully through the common areas, guiding you from one inviting space to the next. Above, subtle crystal chandeliers cast a gentle, welcoming glow, adding a touch of understated luxury. Perhaps the most personal and impressive features are the custom mahogany French doors and windows, lovingly handcrafted by a close relative of the Faubions. These artisanal elements not only infuse the home with a unique family legacy but also serve to flood the interiors with abundant natural light, creating a bright and airy atmosphere that beautifully highlights the home’s architectural nuances.

Despite its footprint of approximately 1,260 square feet, the Faubion residence masterfully defies expectations of space. The ingenious open-concept design allows for an unparalleled flow between the home’s main living areas, making it feel considerably larger and incredibly adaptable. This seamless navigation enhances the sense of spaciousness, demonstrating how intelligent design and a clear vision can transform a more modest historical home into an expansive, contemporary living environment perfect for both intimate family life and vibrant social gatherings. It’s a true testament to the power of thoughtful renovation in maximizing both utility and aesthetic appeal.

An Exclusive Interview: Caitlin Faubion on Design, Family, and Community

We recently had the distinct pleasure of sitting down with Caitlin Faubion to gain deeper insights into her family’s design philosophy, their favorite spaces, and what it means to open their beautifully renovated home to the public for the Hollywood Santa Monica Home Tour. Her answers provide a compelling glimpse into the heart and soul infused into every aspect of their Tudor residence.

daltxrealestate.com: Caitlin, could you share with us some of your favorite design elements in your home and how they contribute to its overall unique character and functionality?

Caitlin Faubion: Absolutely! Our home truly excels as an ultimate entertaining space, and that was a central part of our design vision. We meticulously crafted the floor plan to ensure a continuous, uninhibited flow from the moment you step through the front door all the way through to our back patio. This thoughtful design allows us to comfortably host gatherings of all magnitudes – from small, intimate family dinners to larger celebrations; we even managed to host twenty people for Thanksgiving with ease! Since Tyler and I genuinely love to have people over, this seamless flow and open-concept living arrangement works incredibly well for our lifestyle. It’s truly a “small but potent” space that feels wonderfully expansive and welcoming.

CD: With so many beautifully curated spaces, which rooms do you and your family cherish the most?

CF: Without a doubt, both the kitchen and the sunroom hold incredibly special places in our hearts. For the kitchen, our goal was to design it with as many thoughtful details from the original space as possible, while integrating modern conveniences. You’ll notice the intricately hand-fluted island columns, which add a bespoke, historical touch, and the carefully re-bricked fireplace stack that provides a warm focal point. We wanted the kitchen to feel refreshed and highly functional without appearing overly “done” or detached from the home’s original character. It’s a perfect fusion of heritage and contemporary living.

The sunroom, on the other hand, means so much to us because of the incredible craftsmanship of the mahogany doors and windows, which my father-in-law personally handcrafted. This personal touch, combined with the room’s abundant natural light and serene atmosphere, makes it a true sanctuary. We find ourselves spending most mornings and evenings there, simply enjoying the tranquil views and connecting with each other. It’s a space filled with warmth, light, and cherished family memories.

CD: Preparing a home for a prominent event like the Hollywood Santa Monica Home Tour must be a significant undertaking. What has the preparation process been like for you?

CF: (Laughs warmly) Drinking! Can I honestly say that? In all seriousness, participating in this home tour has been a long-held dream of mine ever since we purchased the house in 2011. Our major renovations were completed back in 2014, so in many ways, we’ve felt ready for this for quite some time! The preparation involves a substantial amount of meticulous cleaning, organizing, and carefully styling every room to ensure it shines its brightest. It’s definitely a labor of love, but it’s incredibly rewarding to share our home’s transformation and unique character with the community, especially for such a wonderful cause. We’re beyond excited!

CD: Among all the unique features and personal touches in your home, what particular item, furnishing, or piece of artwork would you encourage home tour visitors to pay special attention to, and what story does it tell?

CF: There’s a very specific vignette in our dining room that holds profound sentimental value and tells a beautiful family story. We have an antique upright piano that was a cherished gift from my grandmother after she passed away. The irony is, I was the only grandchild who hadn’t learned to play the piano – perhaps it was her subtle, posthumous hint for me to start! Hanging directly above this beautiful heirloom is a remarkable panoramic photograph. It features her father, my great-grandfather, as a young serviceman, newly returned from the war. The combination of these two pieces, the piano and the photograph, is incredibly powerful. It serves as a constant, tangible reminder of how truly important family and our heritage are. And yes, I am slowly but surely learning to “tickle the ivories” – ‘Heart and Soul’ is my current, cherished endeavor!

CD: Finally, what does it truly signify for you and Tyler to have your home featured on this long-running and impactful tour, particularly knowing that it benefits the entire Hollywood Santa Monica historic conservation district?

CF: This house represents far more than just bricks and mortar to us; it symbolizes so many significant milestones in our lives – from our early days as a couple to building our family and creating countless cherished memories within these walls. It’s an incredibly exciting and deeply meaningful honor that we now get to share what we hold so dear with our neighbors, friends, and the broader Dallas community. Hollywood Santa Monica isn’t merely a place to reside; it’s a living, breathing reminder of a rich past, a vibrant present, and a promising future dedicated to architectural preservation and community spirit.

By opening our doors, we sincerely hope to help bring greater awareness to the incredible legacy of this district – to highlight what it was, what it is today, and what it passionately stands for: an enduring commitment to community, the celebration of unique architectural beauty, and a steadfast dedication to safeguarding history for generations to come.
